Alamo has no city hall. Your permits come from Contra Costa County, and bigger projects also get looked at by the Alamo Improvement Association before approval. As a local general contractor, we know both sides of that process and prepare your project for it from day one.

Ranch Home Experts

Most Alamo homes went up in the 60s and 70s, after the freeway arrived. We have opened up a lot of them. Small electrical panels, old galvanized pipes, thin insulation, the odd surprise from a past owner. We look for these early and put them in the price, not in a change order.

Trees Come First

Many of the big oaks and walnuts in Alamo go back to its orchard days, and the county protects them. You can need a permit just to dig or pour concrete near one. We map every protected tree on your lot before design starts, so nothing gets planned in the wrong spot.

The classic Alamo kitchen is a closed off galley from the 70s, cut away from the rest of the house. The good news is that on a half acre lot there is usually room to open walls or extend the room without asking for a variance. ADU Construction in Berkeley

Alamo lots are made for ADUs, but the lot decides the design. Protected trees limit where the unit can sit. A slope means an extra grading permit. And if your home is on septic, the ADU may force a sewer connection, which is a big cost most quotes leave out. We run a feasibility check on your exact parcel first, so you only design once. One thing to know before you plan the numbers: county rules allow long term rental of your ADU, but not short term rental.

Alamo is unincorporated, so there is no city permit office. Contra Costa County handles all building permits, and bigger projects also get reviewed by the Alamo Improvement Association and the local advisory council before approval. Big Lots, Wide Setbacks

Most of Alamo is zoned R-20: lots of at least 20,000 sq ft with side setbacks of 15 feet. That is more than double what nearby cities require. Plenty of room to build out, but an addition close to the property line needs a variance. We check your setbacks against a survey before design. Official info: County R-20 zoning rules.

Protected Trees Shape Your Project

Alamo was orchard country, and the county protects native trees from about 6.5 inches in trunk width. A permit can be needed even to dig or pour footings near one, not just to remove it. Septic or Sewer? Check Before You Build

Most Alamo homes are on Central San sewer, but some older west side and foothill homes still run on septic. If yours does, an ADU or a big remodel may mean converting to sewer first, and Central San has a financing program for that. We confirm your connection in the records check.  Fire Zone Rules Near the Ridge

CAL FIRE updated its fire hazard maps in 2025, and parts of Alamo near Las Trampas and the foothills now fall in high hazard zones. If your home is in one, new work must use fire resistant roofing, vents and glass, and selling later requires a defensible space inspection. We check your parcel on day one. Do I need a permit to remodel my home in Alamo?

Yes, for almost anything beyond paint and flooring. And it comes from Contra Costa County, not a city office, because Alamo is unincorporated. Interior remodels, additions, decks, panel upgrades, water heaters, and ADUs all need county permits. We pull and manage every permit as part of the job.

Are you a licensed general contractor in Alamo?

How much does it cost to remodel a home in Alamo?

Kitchens usually run $50K to $150K+, bathrooms $30K to $70K, ADUs $180K to $450K, and whole home remodels $200K to $700K+ depending on scope, finishes and site conditions like slope, trees and septic. Alamo's larger homes tend to sit at the upper end of East Bay pricing. You get a line item estimate after a free site visit.

Can I remove the oak tree that is in the way of my addition?

Not without a county permit if it is a protected species, and the bar is lower than most people think, around 6.5 inches of trunk width for native oaks and walnuts. Even digging near a protected tree can need approval. Often the smarter and cheaper move is designing around the tree, which we assess in the site check.

My house is on septic. Can I still add an ADU?

Usually yes, but sort out the sewer question early. An ADU has to connect to your sewer line outside the house, and on a septic property that may mean converting to a Central San sewer connection first. Central San offers financing for the conversion. We price this in the feasibility check, not after the foundation is poured.

Can I rent out my Alamo ADU on Airbnb?

No. The county does not allow short term rental of ADUs in unincorporated Alamo. Long term rental is fully allowed, and at Alamo rents it is a strong income play.

Do I need HOA approval on top of my county permit in Round Hill?

Yes. The Round Hill Property Owners Association runs its own approval process for exterior changes, additions and ADUs, separate from the county. We run both approvals at the same time so one is not waiting on the other.

What problems show up inside older Alamo homes during a remodel?

The usual finds in a 60s or 70s ranch home: a 100 amp panel that cannot handle modern appliances and EV chargers, old galvanized pipes, thin insulation, and sometimes past work done without permits that must be fixed before new work gets signed off. We have opened enough of these homes to price the likely findings upfront.

Do you handle commercial projects in Alamo?
