Licensed General Contractor in san ramon Since 2007

San Ramon routes your plans to three divisions at once, and two outside agencies sign off before the city hands you a permit. As a licensed general contractor in San Ramon, LRL Builders runs that whole path and builds kitchens, bathrooms, ADUs and additions here.

why san ramon homeowners choose us

Three Reviews, One Submittal

Your drawings do not go to one desk. Building and Safety takes them in, and Planning and Engineering read the same set. Any of the three can send them back. We write plans that answer all three at once.

Match the existing house

Planning checks that an addition does not look bolted on. Your roof pitch, stucco, window design and trim all have to read as part of the original house. We catch that at drawing stage, when a fix is still cheap.

School Fees Budgeted

A bigger addition brings a school district bill of $5.17 for each square foot, paid in cash or by check, before the city will hand over your permit. We carry that number in the quote, not in a late invoice.

Your Sanitary Stamp First

Two sanitary districts split this city, and your drawings need a stamp from the right one before the counter will take them. We find out which one covers your address and get the stamp in hand early.

Newer Stock, Different Job

Three quarters of San Ramon homes went up after 1980, against 43 percent across the county, and just over one percent predates 1960. That changes the job. Here the work is layout, service capacity and finishes more than structural repair.

Family Run Since 2007

One family has owned LRL Builders since 2007, and the crew on your job answers to us. We quote what the work actually costs, hold the schedule we gave you, and stay reachable after the final inspection.

Kitchen Remodeling

A kitchen remodel in San Ramon's older tracts starts with a closed off room. Behind the wall is a 100 amp panel that will not carry an induction range and a double oven. Opening it up is structural work and a permit job. We handle engineering, panel and plan check.

What's Included

  • We build your designer's drawings, or shape a layout with you if there are none yet
  • Panel and service upgrades, added circuits, gas and water lines moved
  • Load bearing walls engineered, permitted and signed off by the city

Investment:

Bathroom Remodeling

San Ramon draws a useful line on bathrooms. Replacing countertops and cabinets, or refacing them, needs no building permit. Strip and replace more than two feet by two feet of wall or ceiling finish and you do need one. We tell you which side your plan sits on.

What's Included

  • Layout drawn in house, so a simple remodel skips the design fee
  • Full gut jobs with waterproofing that passes inspection
  • Tile, vanities, fixtures and ducted ventilation to the outside
Typical
Investment:

$32K-$75K

ADU Construction

A detached ADU here caps at sixteen feet tall and sits four feet off your side and rear lines. Build one and the city records a deed restriction banning short term rental, and your whole property loses its short term rental eligibility. Worth knowing before you spend.

What's Included

  • As an ADU builder in San Ramon we check setbacks, sanitary district, parking, trees and association rules first
  • Pre approved city plans reviewed against your actual lot before you commit
  • Permits through occupancy, including the sanitary district sign off

Whole-Home Remodels

Cross 500 square feet on an addition and a school fee lands on top of your permit cost. Go bigger still and the design may need its own planning approval, with a public board weighing in. We map the fees and the hearings on day one.

What's Included

  • Second story builds, room additions and strip to the frame renovations
  • Foundations, shear walls and drainage, with soils reports and special inspections where the city requires them
  • Fee and approval schedule written out before design starts

$210K-$720K+

How We Work — A Simple 4-step process

 Parcel & Records Check

As your residential general contractor we pull the zoning district, setbacks, sanitary district, association status and any protected oaks on the lot first. An hour of this up front saves a redesign later.

You bring the architect, we build to the drawings. Starting with nobody? We introduce you to designers we trust, or lay out smaller jobs ourselves. Meanwhile we chase the sanitary stamp and the school certificate.
Design & Planing

Build & report

The site gets swept before the crew leaves each evening, you get a short written update every week, and city inspections are booked ahead so nothing idles. Our job is to finish on time and on budget.

Rules, Reviews & What to Expect

Three Divisions Review Your Permit

Down arrow icon

Applications go in through the city's Citizen Self Service portal to Building and Safety Services, which then routes the plans to three divisions: Planning, Building and Safety, and Engineering. The city says it typically takes five to ten business days to process an application. If review is required, plan check fees are invoiced first, then the plans go out, and comments come back within ten business days of routing.

Architectural Review Sits On Top Of The Permit

Down arrow icon

Under Zoning Ordinance section D6-22 the Zoning Administrator decides whether your project counts as minor or major. Minor work is reviewed alongside the building permit plan check. Staff check that an addition carries the same theme as the existing structure: roof design and materials, stucco or siding finishes, window design, mullions and trim. Major work needs an Architectural Review application. From there the Zoning Administrator can refer it to the Architectural Review Board for a recommendation, before a decision by the Zoning Administrator or the Planning Commission.

You Need A Sanitary Stamp Before You Submit

Down arrow icon

The city's own addition checklist says a sanitary district stamp is required on the front sheet of the drawings, and it names both Dublin San Ramon Services District and Central Contra Costa Sanitary District. Which one you deal with depends on where you live. DSRSD provides wastewater service to portions of southwest San Ramon, while Central San covers much of the rest of the city, Dougherty Valley included. Work on the sewer line outside the house needs its own permit from your district, which the city building permit does not cover.

School Fees Land On Additions Over 500 Square Feet

Down arrow icon

San Ramon Valley Unified charges a development impact fee of $5.17 per square foot on new residential construction and additions over 500 square feet. Residential work of 500 square feet or less is exempt. The paperwork runs in three steps. You fill in your part of a Certificate of Compliance, the permitting agency fills in its part, and you take proof of square footage to the district. Pay by check or cash, then bring the signed certificate back before the city will release your building permit.

Sixty Five Percent Of Your Debris Has To Be Recycled

Down arrow icon

Anyone applying for a building, remodeling or demolition permit in San Ramon must reuse or recycle 65 percent or more of the construction and demolition debris the project generates. A signed Waste Management Plan is required for a complete demolition, meaning removal of an entire structure, and for any other project with a valuation of $100,000 or more. The city cannot issue the permit until an authorized city representative approves and signs that plan.

Your Trees May Be Exempt, Except The Oaks

Down arrow icon

San Ramon is unusual on this point. If your property is a single family residence that cannot be further subdivided, you do not need a tree removal permit. There is one exception: a native oak measuring six inches in diameter at 54 inches above the ground. The rules tighten on commercial property and on land owned by a homeowners association. There, a non oak tree over eight inches at that same height does need a permit, excluding willow, fruit, eucalyptus, alder, cottonwood and pine. All removal work must be done by licensed tree care professionals, and review may take two weeks.

ADU Limits And The Rental Trade Off

Down arrow icon

On a single family lot a detached ADU is capped at sixteen feet in height. Setbacks are a minimum of twenty feet from the front property line and four feet from each side line and the rear. One covered or uncovered parking space is required, with exemptions including sites within half a mile of public transit. Every new accessory dwelling unit also carries a recorded deed restriction prohibiting short term rentals, filed with the city and the Contra Costa County Recorder. The city does not allow an ADU to be sold separately from the main house.

FAQs

Have additional questions? Need more information?
Contact us at (925) 905-9995 or info@lrlbuilders.com.

Do I need a permit to remodel my home in San Ramon?

Down arrow icon

For most work, yes, and San Ramon issues it directly rather than the county. Interior remodels, additions, decks, panel work, water heaters and ADUs are all permit jobs. A few cosmetic swaps are the exception.

How long does San Ramon take to review plans?

Down arrow icon

Plan on three to four weeks before you have comments in hand, and longer if corrections are needed. Delay usually comes from an incomplete set rather than the city. We submit everything the three divisions want up front.

Are you a licensed general contractor in San Ramon?

Down arrow icon

Yes. LRL Builders is licensed and insured, CSLB Lic. 1073610, family owned, and serving San Ramon and the East Bay since 2007. Ask for the certificate and we will send it.

How much does a home remodeling project cost in San Ramon?

Down arrow icon

Kitchens generally run $55K to $155K+, bathrooms $32K to $75K, ADUs $185K to $460K, and full home remodels $210K to $720K+. Scope, finishes and site conditions move those numbers. We price it line by line after a free visit.

Do I need a permit to cut down a tree on my lot?

Down arrow icon

Probably not. If your single family lot cannot be split into more parcels, no permit is needed. The exception is a native oak six inches across, measured 54 inches up. Licensed tree professionals must do the cutting.

What will my addition cost me in school fees?

Down arrow icon

An addition bigger than 500 square feet gets charged $5.17 a square foot by the school district. Smaller work is exempt. They take check or cash only, and the city holds your permit until you bring the signed certificate.

Can I rent out my San Ramon ADU on Airbnb?

Down arrow icon

No. San Ramon bans it two ways over. The unit gets a deed restriction recorded against it, and the city will not register any property that has an ADU or JADU for short term rental. Long term tenants are fine.

Do Dougherty Valley homes follow different rules?

Down arrow icon

Yes. The city applies a separate set of standards in Dougherty Valley, so the accessory structure limits used across the rest of San Ramon do not carry over. Homes under an association need that approval alongside the city permit.

What are the setbacks on my San Ramon lot?

Down arrow icon

They follow your zoning district, so check before you design. Single family lots commonly run 20 feet at the front, 15 feet at the rear and 5 to 10 feet at the sides. We confirm yours against a survey.

Do you handle commercial projects in San Ramon?

Down arrow icon

Yes. Offices, retail units and tenant improvements across San Ramon, scheduled so your doors stay open. Bigger commercial jobs pick up extra state green building paperwork, and we handle that as part of the drawing set.
