It's a planning range, not a bid. The numbers come from projects we've actually built across the East Bay, so it should put you in the right ballpark for budgeting or talking to a lender. A real price needs someone to walk the space and see what we're working with.
Two kitchens the same size can land far apart depending on finishes, whether walls are moving, and what we find once things are open. Narrowing the range means narrowing the scope, and that happens at the walkthrough.
Most cost calculators run on national averages. Labor, materials and permitting all cost more here, and East Bay homes tend to be older, which means more surprises once work starts. A figure built for the national market will usually land well under what a project actually costs in Walnut Creek or Berkeley.
Appliances, furniture, window coverings, landscaping, and anywhere you stay if you move out during the work. The estimate covers construction, permits, and design if you don't already have plans.
It covers what nobody can see before demolition. In older East Bay homes that's usually electrical, plumbing, or framing that has to be brought up to code once it's exposed. We'd rather you hold that money and not spend it than run short halfway through.
The calculator gives you time on site, plus a separate estimate for permits, because those run on the city's clock rather than ours. Plan review varies a lot across the East Bay, so it's worth looking up your city before you set a start date.
